As the cruise and cargo gateway to the Caribbean and Europe, Port Everglades is the perfect location for your office. The advantages of leasing office space at Port Everglades includes:

A total of over 240,000 square feet of office space is available within the Port Administration Building, Amman Building and select Terminals. Individual office suites can range from as small as 200 square feet up to 6,000 square feet. Rental rates are competitive withinthe local market.

Building amenities vary by property but all offices include:

  • window coverings
  • standard electrical outlets
  • phone jacks
  • energy efficient lighting

Some suites have individual restrooms and kitchen areas.

ThePort also provides close to one million square feet of warehouse space in the 97-acre Distribution Warehouse Development area, including 390,000 square feet in the Foreign-Trade Zone. lease agreements

Typical leaseterms are from one to five years, with terms of ten years or more beingallowed. Rent for multi-year leased will be adjusted by the CPI annually with a minimum increase of 3 percent. Tenants are responsible for the proper maintenance and cleaning of leased space.  Utilities are charged to the tenants on a per square foot or prorata basis depending on the facility.

Port Administration Building

Located right off I-595 on Eller Drive, the six-story Port Administration Building is located inside Port security gates and contains various office sizes and configurations. There is a security desk that is staffed from 6 a.m. to 9 p.m. daily including holidays. The building has:

  • elevators
  • zoned air conditioning
  • full power back-up generator
  • views of the Intracoastal Waterway, Fort Lauderdale-Hollywood International Airport and downtown Fort Lauderdale

Port Administration Building
611 Amman Building 

With convenient entry from the 17th Street Causeway and S.R. 84, the 611 Amman Building is locaqted inside of Port security gates and contains three floors of office space with various  sizes and configurations. The building is located on Eisenhower Blvd. near the Broward County Convention Center and is directly across the street from Port docks. The first floor suites have direct exterior access and individually controlled air conditioning.

611 Amman Building
U.S. Customs House 

South Florida's only building designed by nationally-renowned architect Louis Simon, the U.S. Customs House at Port Everglades is available for office space pending renovations. This historic landmark, built in 1939, combines elements of Mediterranean Revival, Beaux-Arts and the modernist styles of the 1930s-40s. For decades, the Customs House served as a clearinghouse for all planes and vessels entering the U.S. from foreign ports. Architectural details include:

  • five large arches on the north façade with deeply recessed walls that surround double-hung sash windows
  • front entry scuppers that are inverted to collect water
  • wrought iron lantern centered over the entrance

The building contains 5,472 square feet of unique office space including the original Customs vault.

U.S. Customs House
Foreign-Trade Zone No. 25

Port Everglades' Foreign-Trade Zone #25 (FTZ#25) is the largest FTZ in the state. Companies located within FTZ #25 receive the unique opportunity to defer, reduce or eliminate U.S. Customs duties on products admitted to the zone. Companies can also save on taxes, experience increased cash flows and can expand product and service distribution in the United States.

FTZ#25 facility features:

  • safety fences
  • illuminated grounds
  • on-site U.S. Customs operations
  • secure access
  • five high ceiling warehouse facilities with 390,000 square feet of space

Because of demand for space, the Port's FTZ provides several noncontiguous sites as well, including:

  • 80,000 square feet in Warehouse 30 across the street
  • 39 acres at the Miramar Park of Commerce near the I-75 interchange
  • 91 acres at Westport Business Park in Davie, with easy access to I-75 and I-595
  • 24.11 acres at Lauderdale Lakes Industrial Park
  • 20.92 acres at 19th Street Warehouse in Lauderdale Lakes
